WA Consumer Protection’s current buyer guidance says a buyer’s agent must be a licensed real estate agent, a registered sales representative working under a licensed agent, or an eligible interstate licensee working through automatic mutual recognition.
It says the buyer’s agent works for the buyer and must act in the buyer’s best interests. The same guidance encourages consumers to check local property experience, the included services and total cost, and it notes that buyer’s agents cannot provide financial advice unless they hold the relevant Australian financial-services authority.
These points support a stronger Perth funnel than generic “property insider” creative: publish the correct licence arrangement, explain the mandate and fees, disclose referral or commission-sharing relationships and route finance questions to an authorised adviser.
02Campaign and claim checks
Joondalup, Wanneroo, Canning and Rockingham are not interchangeable search markets; the buyer should rank corridors, dwelling types, travel limits and deal-breakers. The agent can coordinate selling-agent contact, inspections and other professionals, but building, pest, strata, settlement, planning, insurance and lending checks remain separate expert scopes.
Any statement about value should explain the evidence and limitations. Off-market access, purchase savings, rent, capital growth and settlement timing are not guaranteed merely because the buyer has signed an appointment.
