ACT Revenue also says conveyance duty depends on the transaction and current concessions, is self-assessed where assistance is claimed and uses the contract or agreement date rather than settlement for key calculations. A buyer’s agent can flag that cost category but should not certify eligibility or quote a stale saving.
Belconnen, Gungahlin, Tuggeranong and Woden Valley have different dwelling mixes, lease considerations and inspection routes, so the brief should rank districts and property requirements. Disclose fees, term, referrals and conflicts; keep finance, legal, building, pest and tax advice external; and present comparable evidence without guaranteeing value, growth, rent or off-market supply.
