The Gold Coast decisions are not generic.

The practical details below shape the message, qualification questions and handover before a campaign goes live.

01The local market

The 2021 Census QuickStats for the Gold Coast local government area recorded 56.8% of occupied private dwellings as separate houses, 20.6% as semi-detached homes or townhouses and 21.7% as flats or apartments. It also recorded 33.8% of occupied private dwellings as rented. Those figures do not measure solar demand, roof suitability or purchasing intent.

They do show why one “Gold Coast homeowner” path is too blunt: a detached-house owner, townhouse owner, apartment owner, landlord and tenant may have very different roof access and decision authority. Queensland body-corporate guidance says lot boundaries and the survey-plan format affect whether a roof or associated infrastructure is part of a lot or common property. Scheme by-laws can also require approval for an external change.

Separate Queensland guidance says consent for solar infrastructure on common property can be withheld only in restricted circumstances, but that does not remove the need to follow an applicable approval process. A useful lead form should therefore ask whether the property is detached, strata or body corporate, whether the enquirer owns it and whether the relevant owner or committee has been approached. It should not announce that an apartment roof is available or that consent is automatic.

Gold Coast premises are in South East Queensland, where Energex manages the relevant distribution-network connection process. Energex says a retailer or installer submits the connection application for a new or altered rooftop solar or battery system and the network checks whether it can support the proposed system. Its dynamic-connection option can allow flexible exports for eligible systems, but it involves compatible equipment, communications and a negotiated connection offer.

The ad should collect existing solar, inverter, battery, meter and phase information when known, then leave connection type and export settings to the formal assessment. “Sell all your excess power” or a fixed export promise is not a responsible headline. Batteries need their own enquiry branch.

Queensland guidance says an on-grid battery needs distributor approval and an amendment is required when a battery is retrofitted to an existing solar connection. Compatibility, usable capacity, operating mode, backup circuits, switchboard work, installation position and the household’s load profile all affect the proposal. A customer asking for outage backup is not necessarily describing whole-home backup, and a battery does not keep every circuit running by default.

The form should capture the customer’s goal and current system without trying to design the solution remotely. Federal incentive wording is time-sensitive. The Clean Energy Regulator says eligible small-scale batteries have participated in the Small-scale Renewable Energy Scheme since 1 July 2025, and the battery STC factor changed to a tiered structure on 1 May 2026.

Eligibility depends on the installed system and current program rules; installation date matters, and larger capacity bands do not all receive the same factor. The campaign may invite an eligibility check, but it should not reuse an old dollar rebate, subtract an assumed discount from every package or imply that a form submission secures certificates. Those themes can attract attention, but the old wording is not a compliance template. Every price needs its equipment, property, electrical, location, incentive and timing assumptions. Every finance, accreditation, brand, stock, warranty, rating, installation-time or saving claim needs current evidence.

The historical account was not a Gold Coast campaign, and platform attribution does not establish contactability, qualified quotes, approved connections, installations, sales or revenue in this market.     Use a distinct path for shared roofs, rental properties and business sites. Establish who owns the site, who pays the electricity account, whether common property is involved, operating-hour use and who can approve assessment before requesting drawings, bills or a site meeting.

    Verify the current STC rules, eligible equipment, installation timing and customer conditions before naming a benefit. “Ends soon”, “limited stock” and before-and-after prices require real evidence; an expired Victorian offer or a pre-May 2026 battery calculation does not belong in Gold Coast creative.
